Taking rent in advance

Hello all

Would love some input from experienced landlords…

I have never been offered rent in advance but have a family from overseas who are offering to pay 1 years rent in advance as they have a lot of savings. Their prior employment and landlords provided a reference for them and they have visa’s to come to the UK etc. They have failed the comprehensive referencing as no UK history as did their proposed guarantor.

Is this a normal and ok situation?

It is standard to take rent upfront from international tenants
They don’t have a guarantor so this at least covers your rent

Who was that? Where are they from and how many family members? I take it that they have not arrived yet from your post. Do you have proof of not only savings, but their spending history via last 6 months’ bank statements and payslips from previous employment?
