Hi, I am a first time landlord so please excuse me if this is a silly question.
We have found a potential tenants- wife recently migrated from Nigeria on a 2 year skilled visa and working for a UK company, husband works for a Nigerian company and will visit his wife once/ twice month, most of the time wife will stay here with their minor son. As she has recently moved to the UK they won’t have a proper local reference and may have issue with the credit checks as well. I explained this to them and they are happy to pay 12 month rent upfront and can provide a British homeowner guarantor. My questions are is that okay to proceed? Will I be able to obtain rent guarantee insurance ( not sure if I need one as they are paying rent upfront?) at the normal premium? Do I need to check with my mortgage provider? What checks am I supposed to do in this situation? Are their any agencies who can do required checks in this scenario? Any advice will be helpful. Thanks in advance.
