Tenancy renewal and change of some tenants

Hi all!

I have two tenants in my property and one of them has notified me that she is leaving at the end of the tenancy and that her ex would like to stay together with two of his friends.
I have noted how to make the changes as per Open rents’ free renewal service.

I just want to ask on here if any one has any tips as to house inspections, photos etc as the tenancy comes to an end since the house won’t actually be vacated between the end of the tenancy and the renewal.

If it was me, I’d set up a brand new rental contract with the remaining tenants to avoid any potential issues.

I may just do that…just seeing whether it’s really necessary as one of the tenants is already on the lease.

I’m really after practical advise re taking photos and house inspection, condition report etc when the house is occupied.

How relevant this would now be since the one tenant has already been there a year.

I do regular inspections which I’ll do before this lease renews.

Just to be clear, this would make the property an HMO, which would come with extra responsibilities for the landlord. It may also need a licence so you should check with the local authority.
