I am quite new to this and looking for some advice.
My tenant notified me by WhatsApp message that due to a change in his circumstances he wanted to end his tenancy. He moved in April 7th 24, wanting a long term let. I set an initial term of 6 months, therefore he listed 6th October as his final date.
No problem with this except since that point he has not stayed at the property and has gradually been coming back and removing all his personal possessions, as advised by the downstairs tenant. The worrying thing is I have emailed him to outline end of tenancy meeting and received no response and his phone number no longer works! I have completed the OpenRent end of tenancy notification for 6th October in accordance with the guidelines, so that has been emailed to him.
I feel I am unlikely to receive rent for August and September, which totals £2,600, I have no way of getting hold of him and no idea how to find him. Short of catching him at the property which is unlikely I am not going to catch up with this tenant.
So, my questions are:

Can I advertise the property for occupancy sooner than the 6th October if all his possessions have been removed?

If he has a few remaining possessions at the property can I readvertise the property if he fails to pay his next rent due on the 7th August?

There is a deposit of £1,500 held in My deposits, can this be used against unpaid rent in the event that he doesn’t pay?
