Hi all. I rented out my flat fully furnished to my tenants last year. They are asking me to consider replacing one of the mattresses in the 2nd bedroom as they find it uncomfortable. There is nothing wrong with the matress as it was new when i purchased it 5 years ago, but they do not like the spring. Is this my obligation to get it replaced or can they just replace at their own cost? The mattress is not damaged due to wear and tear, they just find it uncomfortable. Its actually their mother in law who has come to visit for a few months who finds it uncomfortable. Please advice. Thanks in advance.
Allow them to replace it and dispose of the old one at their own expense. They will know the level of comfort the Mother-in-law is accustomed to.

I would not replace it and I would not dispose of your current mattress.
They can change at their own cost and return yours in the condition provided ( can they store under the bed) .

I would probably consider changing it. Many cheaper mattresses dont have a life much beyond 5 years.
Aside to the mattress issue are you ok with the mother staying for “a few months”
As for the mattress imagine that YOU replace it at YOUR cost whats next…“the sofa is uncomfortable” or we dont like the colour of the flooring…personally (and I am a tenant NOT a landlord) I would expect THEM to purchase a mattress that she is happy with and tell them to store yours (wrapped in the cellophane that the new one comes in)
But I DO think a bigger issue is the mother staying for a “couple of month”
