Hi, my tenant failed affordability by 50p. Yes, 50p I understand that this is a calculation so doesn’t discriminate.
So, I dropped the rent by £5.00 per month in the hope it would now accept the tenant as meeting affordability.
It changed nothing. Does this mean I have to pay another £30.00 for a repeated check?
I’ll be frustrated but if that’s what I need to do I will.
Also will this mean she has to fill information again, more email requests go to her current landlord and employer?
Which, would be a bit annoying for them…
Unless you want rent guarantee insurance whether or not they pass is irrelevant, its your decision to make so if you are happy with income you can just accept them.
I can see we did reply to your email - might be worth checking your spam or junk folder.
If a landlord makes changes to their rental amount, this will automatically update the amount any applicants are being referenced for. There’s no need to repurchase referencing.
You can see how much a tenant, or guarantor, must earn to pass referencing here.
Note that we explicitly do not endorse amending the rental amount for the purposes of achieving eligibility for insurance products.
