Tenant leaving after 2 months into a 6 month AST

Hi all,

Just looking for some advice regarding a tenant leaving abruptly before the end of his tenancy agreement (no break clause, no guarantor provided). He claims that he has had to leave the country due to his visa not being renewed. He’s left the keys and some of his belongings behind (will need to be disposed of).
Do I have the right to keep his deposit as compensation for his breaching of the contract?

Please note that landlords letting properties in England are legally required to check that all adult tenants, aged 18 or over, have the Right to Rent in the UK.

Yes. You can retain his deposit if he has breached the contract. That is what it is for.

when you checked his right to rent, you would have been able to see when this expires, and by law you should have a copy of this. What did it say?
