Tenant moving outside date of monthy rental

Hello.

The tenancy agreement is from the 8th of the month until the 7th of the next month.

My tenant gave me notice a week or so ago that he is moving on 1st May.

Monthly rent is £725.

What is the proper formula to work out the final month’s rent please?

annual rent / 365 x number of days from 8th April to 1st May

You can actually take the full month
If you are not renting to another in the spare days you will not need to refund the residual days

Whether you can take more (ie insist on a longer notice period) will depend on the wording of your contract.

He has been a superb tenant for 3 years, plus has paid a few days early most months.

I have built a good rapport with him and he gave me plenty of notice to say he will be moving on 1st May.

Asking him to pay up to and including 7th of May does not sit easlily with me.

A couple who his wife/co-tenant works with may well be interested in moving in.

I have the Openrent digital contract.

Does £572.05 sound right?

Annual rent £8,700/365, x 24 days = 572.0547945216
