I was just wondering what happens when/if a tenant passes away in a rented property? My tenant is quite old so I want to be prepared for this. Thanks.
Nothing changes as it passes to the executors of the will until they issue a notice to quit.
The tenancy continues under the estate of the deceased.
Have a read through this: What to Do If a Tenant Dies in Your Rental Property ?.
I had a tenant who had a stroke, I found him in the bathroom .He died later that week Sole tenant… son came down to settle his affairs .I let him stay for 2 weeks till the funeral. He then gave me back the keys and that was that… I got it back right away
Keep it simple if u can one key thing is getting relatives to take dead persons stuff. If you dont get a prompt agreement from relative just advise you will have house cleared unless they can specifically advise items they need. Obviously dont dump anything of real value and photograph stuff.
You may well lose rent as well. one guy died and his nasty little daughter just used the house for the funeral then left and refused to cover any rent or clear leftover crap. Try recovering that!
Its a business you are running so dont get drawn on sentiment save that for your own family
