Tenant problems

My Assured Shorthold tenancy of 12 months is coming to an end in end of August. I do not want the tenant to continue. What should I do? Which notice I have to give and how much time before to say that I do not want to continue.

I am trying to sell the property and the tenant is not accomodative of even 1hour a week with 48 hours notice for anyone to view the property. As per agreement they are obliged to do so with 24 hour notice in the last 28 days. What are the views about this behavior?
