I’m seeking advice on the optimal course of action for offering references for tenants who came under my responsibility due to an inheritance from a previous managing agent. This agent acted unethically by absconding with the last month’s rent (disguised as a deposit). I am currently pursuing legal action against this agent. The tenants are requesting references before their departure, yet if they cause any damages before moving out, it’s unclear how to address the situation. What possibilities should I consider?
Have you inspected the property. Have they looked after it? Have they paid the rent on time? If you know this, likely you have enough for a reference.
When you find new tenants you may want their existing Landlord to provide a reference under similar circumstances.
I’d only issue the reference to any requesting Agent / prospective Landlord though, not directly to the tenant.
