Risk assessment only. Low income and UC equals increased risk. This is statistical fact. The wise landlords reduce the risk with requiring a guarantor.
It’s actually becoming more and more common for guarantors to be required regardless of income, you can partially thank the proposed rental reform bill for this.
Private landlords are not obliged to provide housing for those on low income. This is the governments job.
You should consider from a private landlords perspective. If regulation forces them to take on too many risks then private landlords will cease to be there. Numbers are dropping fast already.
@Mark10 From your comments i have seen on multiple posts you make it quite clear you have a very biased opinion about people who claim HB/UC.
However as much as i can see the benefits of this new reform bill, ive been reading alot of landlords opinions and perspectives of this and its only going to get much harder. Unfortunately the local authorities in many boroughs dont have the property available for those on low incomes which is why we are pushed into expensive private properties or in turn, live in overcrowded properties to be able to afford rent, council tax, bills etc. It is not private landlords responsibility but where are people meant to live? If there arent any landlords willing to “take a chance” as you would say, many families would simply have nowhere to go.
I understand it is a business but its also a matter of people having somewhere to call home. Your property is an asset but it becomes someones home, not just a house/flat.
I do agree with what you have said and I personally have been to my local MP regarding this situation and all she and the LA say is to consider anywhere in the united kingdom… UNITED KINGDOM. Yes i need somewhere to live but it has to be realistic for me to move to. I can not easily and simply move from london to liverpool, or london to scotland just because its cheaper. I have a job, a family, friends and everything i am familiar with in this area. I get so frustrated with those with the ability to make real changes because it always comes across theyre not too fussed because at the end of their working day they can still go home to their nice cosy homes with their lovely salary which keeps them secure. What about the rest of us? What will it take for actual change to happen regarding housing which benefits everyone and not just those more fortunate financially? The councils should not have sold off their properties many years ago. Look at this mess.
Sorry to rant to you but i am in total agreement with what you have said, you have just always come across as someone who is totally against anyone claiming UC/HB yet we share the same views.
Unfortunately he is not the only one who has come unstuck with universal credit,
I have and both times to unmarried single mothers! And tbh even without the arrears they were very hard work.
Being a LL is about risk and we could argue all day long .
I have said I won’t rent now to single mothers for a number of reasons and the abuse I got but being a LL is a business, if you want anything else the council is the place .and with the reform bill coming in tenants seem to think it will be better for them , unfortunately they need to think again
It’s a big question, what will it take to change……increased homelessness will certainly be a side effect of RRB. And councils having to pay for more and more temporary accommodation.
The idea that landlords selling up will help to solve the problem is also not true. People that own tend to have far fewer occupants than properties rented.
I was stating what I thought based on the comments he put on numerous posts. I said this without the knowledge that he has tenants who claim. I dont understand why you felt the need to add your comment bringing that topic back into the conversation.

I dont see what your problem is? Have you come here to look for an argument. I am entitled to my opinion it was not stigmatising, and after seeing many of his comments i said what i said. I quite clearly didnt see him saying he does have tenants who claim otherwise i wouldnt of made that comment. YOU didnt bring anything to my attention. He did himself by replying to my comment which i also acknowledge if you actually read properly right at the end of my reply. Maybe you have selective reading?
