I would let tenants go provided they pay the commission till the end of the contract
Iād let the tenants go, but make sure you can leave the agent too. Check their T&Cs. Donāt want to get lumbered with them again. Fortunately rents are going up & thereās a shortage of properties - so it might work better for you. Also look for some odd job people. Interview them, see their ratings (if via hire-work-people-style web sites) & get someone to recce your flat and make sure everything is strong & sound before the next let. Maybe even interview a selection of odd job people actually AT the property & then compare & contrast what remedial work they think needs doing.
Better doing it yourself. I would try and get the rent paid direct to you. There must a good letting agent somewhere. Ask for reviews on Facebook and check them out
This sounds really tricky. It is a shame that your agency isnāt looking after you or your tenants correctly.
If I was looking after your property, I would suggest we sit down together to discuss it. Even if that is remote video meeting. You obviously need to voice your opinions, you must be in some sort of contract with the agency and paying them for a service, which clearly you arenāt getting and your tenant would be in a agreement that might stipulate they are responsible for paying the fees to relet the property etc. Although I appreciate you canāt charge tenants fees anymore I have seen that some contacts state if they terminate early they are responsible for paying an early leave fee. I would have to research to tell you if that was still the case.
To me your reputation is everything, If they are doing a bad job as an agent you need to voice that and say youāre willing to take this further to ensure that other landlords are not put in this same position. You have trusted someone else to look after your assets as they would their own, not take your money and kick their feet up while you suffer.
What are you paying them for if not to protect your interest and support you in your business?
Totally Agree. In my experience as long a LL is reasonably quick responding to any issue is safe from any court ruling.
Offer them
A deed of surrender on your terms and call it a day
As past of the t&cās they can pay for the letting fees and take an months rent and the deposit
Charge them for legal cost of surrender

I have been voicing my frustration many times, the people from the agent does not care. They have always managed to make it the landlordās problem to the tenants even I had all the communication. They have no moral.
