Tenants need to find replacements

My tenants are moving out early months early (The lease has no break clause). Open rent advises that the tenant finds a new tenant to replace them. But how? I’ve asked my tenants to take the initiation on this rather than putting it to me, but they said they can’t use an agent to let it because they’re not the owner. And so what am I to tell them - How are they going to find replacement tenants ? Thanks.

Why would you want your tenants to find new tenants. One of most important parts of being a londlord is getting the right tenants in, not just anyone who comes along.

I’d suggest do it yourself. You could charge the tenant an early termination charge to cover your losses but in current climate it would presumably rent out quickly so tgese should be minimal.

Just put this down to experience, forget about the rent, forget about the tenants finding tenants, just suck it up. In the end, you can probably get a higher rent in today’s market when the current people leave so it isn’t all bad. These things happen, when you chose foreign tenants you must have realised this was a possibility.
