Tenants say one partner has been laid-off due to the Virus

Looking through the comments Alexandra and Sam open rent have some fair comments but look at the replies from LANDLORDS this is a epidemic for goodness sake this country needs stand together 2 metres apart of course but I think it’s disgusting how landlords have no disregard for absolutely any body Alexandra has shown humanity how it’s meant to be and I get that landlords are worried but look at what’s happening this country is going to go in a double dip recession after this pandemic has passed every one will be involved mostly the people with money because a double dip recession hits every body hard so before the landlords start hitting others that has unfortunately lost there jobs may be just may be give everyone a break instead of asking for personal information maybe the landlords should show there personal information so the tenants know they are safe because WHEN we go in to a double dip recession after this the landlords may need to sell the properties to survive because covid 19 and a double dip recession does not care how much you got or what you are moral of the story the landlords that’s using tenants for a income your no better than people on fake benefits I got a idea GET A JOB instead of using people to be your income

Especially like the idea of all of you Accidental Landlords who are managing an elderlies relatives property to help subsidise paying for their Long-Term Care in a Nursing Home, grabbing said elderlies and marching them off down the Jobcentre but let’s not let reality impinge on a good Socialist rant.

Hi. We are in a similar situation and right this minute a text has just pinged in from our tenants. Ours work in takeaway delivery but claim it was a ‘weak’ week. They came in to the U.K. got jobs immediately (all credit to them) but we gave them a chance and rented a newly renovated place to them without the seal checks. I am now full of anxiety as we cannot pay the bills either.
As time has gone on they are gradually becoming more difficult. i.e. refusing to let trades people in and have failed to report serious issues.
She has said they have applied to the government and I understand these are unprecedented times. However, we are not working either due to this.
I think your offer of only £100 pm is very generous. I believe the government (correct me if I am wrong someone) are meant to be removing the five week wait time for LHA so could your tenants not apply for this?
As far as ours are concerned I think they could easily get jobs in food delivery as they have been doing that before, and have always secured jobs easily. Sorry to sound cynical, but have to consider that some people will actually be making money from this dreadful situation. For example, if they, or anyone, get on benefits because of this crisis but then get cash in hand delivery work they could well be quids in, whilst ourselves and other sectors of the populations are genuinely struggling - and surely this isn’t right. Look at poor NHS workers right now. I understand we can’t look into lifestyle but are we able to ask for any proof of anything to avoid possible abuse of this tragic crisis?

Hi. I don’t think you can ask for evidence of infection as people are just being told to stay home and not to seek medical assistance unless they are getting worse. Testing is also not being carried out at present so there is no way this could be proved.

Hi @Nilesh. Thank you for your post. We have just been approached by our tenants who have said one of them has been laid off. You mentioned proof. Do you happen to know at all what we would be allowed to ask for (if anything)? We too, have found ourselves in dire straights because of this and want to do the right thing by helping but need to consider the situation as a whole and work together.

I put ‘provable?’ as I have no idea what that would constitute it and the morality of demanding ‘proof’ in this situation. That’s all I’ve got at the moment.

I understand being laid off work is going to cause long term uncertainty and people don’t want to dip into savings but does not necessarily mean that someone cannot at least contribute something. Thanks.

My rental income is my only source of income. No rent for me equals no income at all. I rent mine all inclusive whilst I travel so if my tenant doesn’t pay I still have to pay the gas, electricity, water and internet. And then I can’t pay my rent abroad and there is no rent holiday here I can assure you.

So if my tenant doesn’t pay I will have to return home to England and literally live on the streets?

If landlords sell their properties many will be out on the streets as there are not enough social housing properties Of course we use the rents to live on as we have spent 100 s of thousands on buying them.( Theres one born every minute folks)

Paul 33 can you not switch to tenants paying the utilities or are they HMO s?

Hi. Further to my earlier post regarding our tenants saying they had had a bad week I contacted the Housing Officer and the heard from Martin Lewis that employed will be receiving 80% of their pay from the Government. If they have been laid off they can approach their employer and inform them of the new rules. Hopefully their employment will then be reinstated and when things improve they will have retained their job. Self employed help to be announced in next few days.
I also informed our tenants of this, and of the fact that there a £1000 government loan available immediately if they apply. I also told them they could ask for a ‘payment holiday’ from their loans and credit cards and possibility their utilities too.
I had only just sent the email and immediately she sent me a link back with the Government information about the landlords being able to claim ‘mortgage holidays’ so we could give tenants a ‘rent holiday’.
She couldn’t even have read the email it was so quick. However, she did say she had heard of the loan.
The UC is meant to now be paid a month in advance (instead of five weeks in arrears) and LHA is also meant to be paid immediately.
The ‘mortgage holiday’ isn’t applicable to us and as someone pointed out is hardly a holiday - it’s a loan on which interest will accrue and be charged.
With all these government measures in place I don’t really see why any landlord has to be put in a position that is going to cause themselves financial hardship and worry.
Our tenant had clearly made up their minds what they wanted and despite her telling me they had applied for government assistance (which I accept may still take a certain amount to go through) they will still be pushing for a three month ‘rent holiday’. As benefits will go direct to them if they then decide not to pass them on knowing there’s no chance of eviction there won’t be anything we can do. System is open to abuse from unscrupulous but abnormal times. And NHS frontline staff not even got a paper mask to call their own.

@Mr_T Sadly all true. There will always be those who seek to exploit an opportunity for personal gain, like those who are stealing food from foodbanks or NHS passes from nurses. Likewise there are many (500,000 and counting) who will rally to support others. We have to accept some tenants will try it on and there is nothing we can do for now. These tenants will clearly be first in line for a post crisis rent increase or an S21 if they are ever allowed again.

I will be online this afternoon attending my first Covid19 funeral, so it’s also important to keep things in perspective.
