Graham’s original comment that you seem very inexperienced is backed up your own description of both this issue and your previous problems. Join a landlord association and do their training. It’s essential nowadays.
@Graham actually suggested that @Han didnt know what he was doing. If I had decades of experience like @Han and someone said that to me I’d probably be upset too, but some LL training and (another suggestion above) re-considering selection criteria are both sensible and more specific constructive proposals.

Yeah, but Han’s upset about the wrong thing. Han should be upset that despite 40 years’ experience, they can’t keep up with legislation, haven’t done any landlord training (I assume from the questions they’re asking) and are overreliant on an agent whose shoddy work they don’t check. Those are rookie issues.
40 years’ experience can mean 40 years of doing things badly. It doesn’t guarantee a learning curve.
I agree - with some reflection @Han should be upset with agent and @Han 's mistakes and maybe the govt for ever more regs, not just the initial criticism if ‘you dont know what your doing’ , but it still isnt a nice thing to be advised by /hear from a fellow LL.
