I am selling my house and my tenant is effectively leaving in 3-4 weeks.
She is asking me to do viewings on Weekdays after 5:30pm or weekends ONLY!!
I have given her a 3 days notice for a viewing and she still rejects it and says she will escalate and asking me to refer to: Houserights.org.uk
Simply because She has not given me the permission.
The Contract:
Is one of OpenRent contracts that says they need to be given 24 hrs notice.
They need to facilitate viewings in the last 6 weeks.
She says that I CANNOT do the viewings and this would be classed as harassment if I did it without their permission.
Tenants have the right to quiet enjoyment of their home. Contract terms dont overide this.
You cant force them to allow viewings and in any case it may be better to market it after they have left when you will have control over it’s condition for viewings.
Although they don’t have to leave so just keep some preparation on the backburner for the scenario in which they do not actually leave so it doesn’t completely sideswipe you.
To be fair to her that’s probably every moment she’s actually in the house and it’s a huge stress on a tenant to host people coming poking around their own home for no advantage to themselves.
It’s also likely to be the most popular time of viewings and considering the time of year, plenty of light to show property off to its best advantage.
