Water damage to bathroom

A tenant has children who have pulled off the towel rail in the bathroom. I thought I had accidental damage but I don’t :frowning: I’m assuming I can’t charge them.
Can you give tenants a warning?

They broke it they pay for it, just my opinion. Surely legally at least the tenants are responsible.

I think you can charge the tenant for damage that they caused. For example, if a tenant moved out and I discovered a broken towel rail that was undamaged at the start of their tenancy (evidenced by an inventory report) then I would be deducting this from their deposit.

You can of course charge the tenant, although if you need to involve the courts or any of the deposit schemes, you will need written and possibly photographic evidence of its condution at the start of the tenancy.
