I guess I was thinking that whilst I have control over improvements internally it’s not as easy to wrangle with things like cavity wall insulation or solar panels or replacement windows. In even a small block of flats the freeholder (mine anyway) want a uniform appearance so I’m not sure they’d agree to some windows being changed & others in the block remaining the same Appreciate the info though, Googling hasn’t thrown up any decent answers
Thank you for the info. I’m not sure getting the freeholder’s permission is as easy as simply asking, that’s not been my experience anyway. Tbf I need to really scrutinise the recommendations of my current EPCs & see what really is achievable. I guess broadly I was panicking that I have a few Ds & not sure I can manage the uplift to Cs for reasons stated rather than any unwillingness to try.
I wasnt doubting your intent. there’s also an ‘all relevant improvements made’ exemption too, as well as exemptions if tenants or freeholder object
“Key Exemptions for Independent Landlords (Proposed 2026-2030 Rules):
Cost Cap Exemption: If the necessary improvements to reach the target rating exceed a cost limit (expected to be set around £10,000-£30,000, with some proposals suggesting a £10k cap), an exemption may apply.
All Relevant Improvements Made: If all possible energy efficiency measures have been installed and the property still cannot meet the required EPC rating, you can register this exemption.
New Landlord Exemption: If you purchase a property with sitting tenants that is below the standard, you have a 6-month period to comply or register an exemption.
Third-Party Consent Exemption: If you cannot get permission from planning authorities, freeholders, or tenants to make improvements, this 5-year exemption applies.”
