what happen to holding deposit if Tenants salary is not meeting letting requirement?
If they lied you keep it, otherwise it’s returned.
You can still let it to them if you choose to even if salary doesn’t meet referencing requirements.

Agree with Mark10. I have let to a couple who when referenced were slightly under. They were a mature couple who I thought would be able to manage their finances so I went ahead with them. 11 months later and no issues.
