Check out appointment when tenant has already left the property

My tenant has had to leave the property a few weeks before the end of their tenancy to return to their home country. I would like to be able to do an inventory now to document the state of the property and then spend some time getting it ready for the next tenant, but do I have to wait until the end of the tenancy to do the check out/inventory? (The tenant will be unable to attend the checkout regardless)

if they are paying till the end of term you must wait . BUT if you know they have gone I would go in . But I dont care so others will be more cautious.

You should get the tenants consent but provided they give it then it is fine to do the check out inventory and maintenance.
