Our Standard contract says that the tenant may not keep a pet if it causes nuisance but I want extra protection with a pet licence, anyone used one and know where to get one?
Are you talking about a licence you issue to a tenant to authorise a pet? If so Im not convinced it would achieve anything useful and could work against you. Keep it simple. If you want to grant petmission to a tenant to keep a pet then I would suggest you have a look for some good practice ts and cs online. Ended up getting one from the Dogs Trust in the end and modifying it.
CertainLy it’s Good to limit the pet to ONE SINGLE NAMED ANIMAL that cannot breed and is not a “dangerous dog”
And to limit noise and ensure it’s not left barking for days as well
And to agree they don’t poop in the property, all of which is not covered in a “standard” tenancy agreement so making a separate agreement is certainly beneficial and adding it as an annex to the main contract is relatively easy

The question of where the dog poops and how the poop is disposed of should be in contracts for sure. Nobody wants dog poo in the bins or toilet.
