Which Carpet in a rental property?

We would appreciate some input please about Carpets for a rental property.

About 8.5 years ago we did up the whole flat including a brand new carpet. I chose a brighter one with a wool content. In fact to try to make it good quality we took the most expensive model from carpet right in the wool section. Fast forward to now…the carpet looks grotty, worn, frazzled and in one corner it is potentially moths infested. So we are changing it again (hey ho).

Which type do you recommend? Its for a Bedroom and the Living room in a small flat. Thanks very much!

We bought LVT cheaply of Facebook Marketplace. They even delivered. When our carpet wears out, we’ll replace it with these LVT. We really got them fora song. But you can on Facebook Marketplace or on Gumtree locally. Or ebay, again, locally or if they use a courier. Lots of people sell necessary amount. We bought around 20m2. Not the best colour but very decent quality and more than enough for our living room. It will always be lino in the corridor and carpet in the bedroom. But bedroom doesn’t get much traffic, and carpets last longer.

I found an independant carpet guy >Have bought 100 s sq . meters off him. Always a good discount . I do not. buy cheapest or dearest . Go in middle If a new place I fit the grippers and underlay and sometimes the carpet. (got all the tools and the nerve)

It is harder to remove stains from a wool carpet than a man made one. Just due to the fibres. However wool can bounce back better if squashed by furniture legs. I would never go wool unless very high end rental. Moths can be a rental nightmare.

Yes we will not go wool anymore too.

What are LVT -are they Carpet tiles?

I guess we are going for a dark greyish polyester version even though neither my husband or I like dark carpets but this choice seems the most practical. It s just I would like a name of a really good quality one so we don’t make the mistake again that its worn and frazzled after less than 10 years…

It s not normal to have to exchange Carpets after 8/9Years right?

Replacing carpets after 8 years would not be unreasonable. Some need replacing sooner… others later. Tenants will rarely care for them as you do your own.

I’m not surprised that after 8 years of rental the carpet needs replacing. Often rentals have more humans per sq ft than you do at home so the wear and tear is greater. May be you need commercial/hotel carpet.
