12 - 18 months Vs Rolling Contract

Quick question to the experienced landlords in here:
My 12 months contract has just finished with my tenants. I can leave as rolling contract Or create another 12 - 18 months contract.
Which is better?? Especially from the legal standpoint??

Will letting it go periodic create a CPT or SPT?

Rolling contracts are generally considered better. They give you & the tenant more flexibility, especially the ability to serve Section 21 eviction if things go pear-shaped.

If the existing contract says it will roll into a contractual periodic tenancy,then no action is required, it already has.

If the existing contract doesn’t say it will roll on, it has anyway but into a statutory periodic tenancy. I believe the only action here recommended is to re serve the current version of the gov right to rent guide.
