2 bedroom house 2 separate tenancies

Advice please. I have a bedroom house and I am thinking of renting it as 2 separate bedrooms to 2 separate people each with their own tenancy agreement.

It is not HMO as less than 3 people.

My main reason is I am assuming it would be easier to evict tenant(if needed). My last tenant had to go through court eviction and owed over a years rent.

Or it would be the same long process of eviction. Sorry can’t find any answers online as must are for when the landlord is living at the property.

It is better for you if it’s the same agreement.
It offers you much more protection.
For a two bed I wouldn’t write two contracts .
It’s two DPS two contracts two inventories ……

Sounds a headache to me. Renting rooms in a shared house to strangers can result in disagreements, and people not getting along. These relationships have to be balanced & managed for a HMO, but at least you get the prospect of HMO profits to make it worth while.

What would be be advantages to the Landlord for a 2 bed? Personally, I would rent to a single household.

Renting this way would make you liable for the Council Tax and you’d have to increase the rent to cover it.

How would you bill for energy use? Hopefully one of them isn’t mining crypto.
