is it true that 2 weeks ad pause and restart is a good freshness visibility boost on renting platforms even if not 100% visibility boost ? I just made a mistake by posting my ad too early and been given conflicted tips (to stop the ad and restart for higher visibility, and to continue the ad)
Portal juggling was the practice by some agents where they purposely removed and relisted a property to make it appear to be a new listing. Under new Rightmove relisting rules, if a home is removed and republished, it now shows the ORIGINAL publication date to prevent this practice from deceiving would be buyers.
Under the new Rightmove relisting rules, to get a completely new listing, you need to be completely offline with any estate agent (as your address is linked) for sales: 14 weeks (3.5 months) and lettings 14 days (2 weeks).

I am unable to comment on other portals, but RM is the only one I’m bothered about due to its shear visitor volume and the response rate I get.

well according to my researches on chatgbt this is legal and not considered portal juggling (stopping, waiting for 14days and reposting a new ad. I just made a mistake and posted way too early. but chatgbt says RM or zoopla will not take even the new ad with tweaks to be a completely new listing, but will still give between 60-70% visibility or freshness boost. and that is still a better strategy than relying on an old ad. has this been your experience?
To be fair to all agents, I’m afraid Rightmove and Zoopla will only label a listing as “just added” when it is first sent to them. Unfortunately OpenRent do not have any ability to renew or alter this.
The order of listings in portal searches is set by those sites themselves and beyond our control.
Moreover, Trading Standards have articulated that the practice of “portal juggling” is in breach of trading regulations, so is clearly something we cannot support:
Properties on Zoopla and Rightmove remain in place until we’re instructed your property is let (for paid adverts). So you can be sure we’re getting your advert to as many tenants as possible.
No agents listing on Rightmove or Zoopla are able to affect the rankings or order beyond changing the price - and lowering your price is often the best way to increase your visibility. It ensures you appear in the most searches, as tenants most often order properties in ascending price order.
Further to this, it seems Rightmove update properties with “Reduced Today” if you reduce the price by more than 2% at once. Again, this isn’t a guarantee, but is the guidance we’ve received from Rightmove.
You can also check your listing for the “Listing Performance Report” to see some suggestions on how you might improve the number of enquiries you’re receiving.
