Hi there, it’s time for my six monthly visit to my let flat which is now on rolling tenancy with my tenant who has been there just over one year.
He has been a great tenant but is not replying to my emails about making a visit. My previous visit 6/7 months ago was short and pleasant, but I am worried that I am not getting a reply. It is been three weeks now. What would you do?

I would send an email with 24 hours notice telling him you are doing an inspection specifying date and approximate time.
If you turn up unannounced you would not want to be accused of harassment
Louise1, A_A is right. Send an email with 24hrs notice, if you do not get a reply print the email and visit your property to find out if T is OK and the reason for not replying. You might not be able to do the inspection but could re arrange a date.
