As a new landlord I have just placed a new tenant on a 6 months contract (Feb-July).
Come May, does one let the contract ‘roll’ or present another 6/12 months contract?
Let it roll on. Avoids you being tied in & saves having to re-serve all paperwork etc
We usually sign our tenants up with a 6 or 12 month minimum term and then just let it go to a periodic tenancy after the initial term. As above, saves you being tied to a minimum term if anything happens and you need the property back.
Obviously, the only downside is the tenants can then give you one months notice once on a periodic tenancy but that’s just one of those things.
And that’s going to be the case for ALL tenancies from day 1 later this year anyway.
