Advice regarding rental advert on Rightmove via OR

Hiya, I’m new to openrent. I’m a landlord and am looking to advertise in Rightmove via OR. I had a few questions and called OR customer service who were of no help. Hope you can help! First, Once my advert is uploaded to Rightmove, is there any opportunity to edit it e.g. lower advertised rent or remove wording that I don’t like and if there is, how can we do that. Second, is there any word limit I need to worry about? Finally, OR website says £79 for 4 months on Rightmove, but I’ve heard horror stories from other landlords saying OR stops advertising the moment 100 enquires are received, regardless of the qualities of the enquiries. Is that true? Or just a rumour?

When you create your advert on openrent, you will state your price and can edit the description to whatever you want and add your photos. If you then change any of those it automatically updates on Rightmove.

I use to use open rent, the quality of applicants was appalling i.e. things like their gross income hardly paid rent and utilities let alone living costs. Yet considering these as suitable applications and because I refused these lower quality applications OR said I had had enough applicants and closed my advert. This is why I’ll never use OR again for advertising.

True, in my short time with them, I get the same feeling. The worst part is ORs software removes personnel numbers or email address from direct messages sent to /from potential tenants. They claim they do it only for first few messages, but in my experience it is enough to scare away many potential tenants from engaging with landlords in any way. So they almost force landlords to hold viewings with totally unscreened tenants . Consequently the limited viewings I had were with people who had not even read my advert/thought they were seeing another totally different property. This makes the whole process an utter waste of time for all parties. Probably that’s the reason good tenants stay away or OR too.

Rubbish. I fully screen all applcants via the auto reply & messaging facility. It I want to talk to them, there is an easy option to view their telephone number & call them.

Have you tried setting up the OR screening questions and calling tenants before the viewing (it’s actually easy to reveal their tel and email details)?

Agree even then some tenants ignore the screening questions or enquire even when their income is unlikely to be enough and have to be weeded out before viewings but that’s exactly the same as for enquiries you would get via rightmove or any other website.

@Brian7 simple solution - use OR automatic screening questions to ask their gross income so they have to supply before they can even message you.

And if OR decide to close ad - create a duplicate

David, for all the contacts I have received, OR message on top actually says their contact details have been deliberately removed by them ( same for the profiles) as a part of their policy. I gave my details to the tenants, they also emailed me back saying they are not being allowed to see my contact details.

Karl, I can see you tend to abuse people who have any poor experience with OR. I will not be responding to any rubbish you have to share.

That’s not how you share contact details on OR. You click a button “share contact details” on the right, and both parties receive phone numbers and e-mails of each other.

You just didn’t learn how to use the system but blame OR.

but there’s a separate way to reveal their tel and email. When you get a message from them in your enquiries you click on their icon. Then click ‘manage’ then ‘request contact details’

You can also add your tel to the auto reply message you set up

I know it’s frustrating but it’s there to protect you - if you’ve ever had an irate rejected tenant pester you because you didnt accept their application you’d understand

I’ve also had tenant get round the automatic deleting of tel numbers by putting full stops (and spaces I think maybe) between the digits in their number

It included no persnal insults, harrasment, threatening or agressive language, nor discriminatory remarks.

No worries fwiw I also experience some bad tenants lying to get through screening qs then when you ask about income or pets etc they say they are expecting a pay rise soon or their pet is old and docile or whatever. There’s multiple tenants chasing every property and some people will try to get through based on their sob story, others have no idea that LLs will use affordability rules so, so it’s to be expected. Somr people lie on their CVs to get foot through door and hope not to be caught out, so why wouldn’t they do same when trying to find a place to rent.

Have you had better experiences with other sites? Which ones? Or do you use a letting agent instead?

We are all in the same boat. It took us 5 weeks and 96 inquiries (many of them time-wasters) to find our T. We already planned to call the estate agency.

Looks like TT are waiting for RRB to take effect and are not moving. Many think that if they get new tenancy agreement, they will be better protected. Lots of misinformed TT.

The issue now is we have tenants searching and moving for multiple reasons, LL selling up, S21 get the awkward or not so good tenants out, moving, new job elsewhere, S8 problems, and a plethora or other reasons.

Mainly in our area LL selling up.

I’ve actually gone back to agents, expensive but I just can’t be ar sed with the hassle. I tried selling up but the market is flooded at present so forced to rent again

Hi David, thanks for the tips. I tried to find the “share contact details” option you recommend everywhere in my account and could not find it. Available actions I have are - Arrange viewing, Order Reference report, Report Spam etc..

I then emailed OR customer service asking why I don’t have the option you advised and they responded immediately saying it doesn’t exist and also recommend not to share any contact details until viewing. They didn’t comment on why others like you might have that option (older account?).

My colleague who uses OR also doesn’t have the option to share contact details you are mentioning.

Haven’t tried the auto email yet tbh. .

Anyways my original request for help was posted 9 days back, and luckily since then, I have found a cheaper way to advertise on Rightmove elsewhere without all these IT issues. I’m getting contacts from tenants now without anyone filtering information out.
