I have a tenant who now wishes to get a dog, which has been agreed subject to further assurances. How can I amend original contract to now allow pets, without issuing a new contract. This would mean I need to refund deposits etc?!

You don’t have to amend the original contract or return any deposit, you can simply have an addendum to an existing contract. Look up “pet addendum uk” for some sample wording. Note that you will not be able to take any additional deposit over the legal maximum of 5 weeks rent. As an alternative, some landlords choose to increase the rent to take into account the extra risk and/or wear & tear, but this is up to you.
