Any recommendation for property management platform for Scottish properties?

I am in the process of buying a property in Edinburgh, but struggle to find a OpenRent-like platform for Scottish properties for managing tenancies and properties.

Any recommendations?

Why not use Openren? I’m sure it works in Scotland, compliant with your different rules

I didn’t know OpenRent can do Scottish properties now? I got an impression that I was trying to do that (either listing or creating a tenancy on the platform) that the portal compliants it does’t support Scottish properties yet. Seems like it does now, which is great. :slight_smile:

I pressume all the procedures for creating listings, tenancies, and eventually collecting and managing rents for Scotland is similar to those in England? It would be great if you flag up the differences if any. :slight_smile:

The process is exactly the same with Scottish properties, with the exception of having no holding deposits in Scotland, tenants will instead make an application.

Hello Titus, I am a landlord in Edinburgh. First thing you need to do is join the Scottish Association of Landlords, which is a mine of information and templates for everything. I manage a couple of properties myself, and use open rent only for advertising. I have had a few issues with them wrt to different Scottish rules, which I hope they are ironing out now, and more recently, they took a property off listing because an applicant said they wanted it but they didn’t get my permission to do that.

For another property which is an HMO, I use Southside Property Management for full management, and am very satisfied with them.

Yes I recently signed up to SAL and do feel it’s fairly useful.

It feels that the OpenRent platform still has thigns to improve - what are these Scottish rules? Would be great if you could point out, and perhaps help OpenRent iron them out too.

Tidus, I find Openrent very good for advertising, it’s cheaper than paying for each of the advertisers separately, so I will continue to use them for that purpose. I honestly think that it is best to choose a letting agent that is local, knows the Scottish letting regulations, knows the housing stock, will manage your property in person, etc. I have in the past had to remind them about things like not taking holding deposits, and even the most basic thing about the PRT, which is, there is a start date but no end date; hopefully they are catching up with this though. I would advise that if you want a full management service, which will include advertising anyway, then a locally based property manager is best. Glad you have joined SAL, you can also join their sister organisation LAS (Landlord accreditation scotland) and become an accredited landlord by attending courses. (Openrent won’t allow me to add their logo to ads). Good luck! Happy to answer specific questions too.

Just to add to this, if there’s any areas where you don’t feel like OpenRent are serving Scottish landlords very well then we’d love to know your thoughts to see what improvements we can make!
