I am looking to let my property short term (aiming for 3-4 months), potential tenant is requesting 1 month rolling contract with 2 week notice, can i still use an AST via RentNow service even if its just for 1 month? or would I need another type of contract?

You are taking a huge gamble if you need the property back in 4 months. You can sign a tenancy agreement for as short a time as you like, but a tenant is statutorlly entitled to a minimum of 6 months if they choose to take it. If they then ignore your notice, it will take many more months to evict them.
