Short term rental - contracts etc

Would like to do short term rental for 3-5 months prior to moving into my flat .

Please can anyone advise re what type of contract , referencing , deposit protection etc applies to short term rentals as I am used to dealing with 6 months plus rentals

Do not want to do Airbnb , ideally one or two people for the whole period if the short term rental.

A holiday let agreement can only be used for short term accomodation where the person staying has a home elsewhere.

Otherwise you’ll need to use an AST. Bear in mind currently, you’d need to serve a Section 21 to evict if they did not leave at the end of any agreed period. Also, with the Renters Rights Bill coming in 2025, you’ll not be able to use Section 21, and there will need to be a valid reason to evict. eg. they are in arrears, your selling or moving back in. Either way, you’ll need to go to court to evict.

Will you be renting furnished or unfurnished. If furnished, to gain tax relief as a Furnished holiday let, no stay over 31 days is allowed.

It is furnished .

So for example if someone was moving out to decorate their main residence or over from Australia for a few months , would I be able to do a tenant screening ? Take deposit ?

I think you will regret this decision. Even with Airbnb the person may have an AST with you if they dont have a permanent home elsewhere. Very few tenants want such a short term whatever they tell you now. There are a dwindling number of properties for a tenant to move on to and It currently takes about a year to evict a tenant if you get everything right first time.
