I can guarantee that everytime I ring up a tradesman for a simple job I am ripped off. Quite possibly because Im a landlord. The latest scammer is a company called Aspect.co.uk who came out for a small electrical fault that had tripped the fusebox. He ended up spending three hours (at £115 per hour) before confirming he would need to be back the next day for works on the light circuit. It appears after a second opinion that this was not the problem and it was simply the washing machine that had triggered the fault. I am in dispute with this company but it is becoming a typical scenario. Where can you get decent tradesmen in London SW??
Thanks, the second opinion was from a local builder who popped in to check and quickly found the problem. Because he is on another job he told me he did not want to get involved and refused to give me a report also who was not registered EICR. (Aspect confirmed the report had to be from someone qualified) So I called in a qualified EICR and paid for a. report. The company then said. they wouldnt accept it because it was a month too old. Ive spoken to CAB they’ve asked me to quote the 1982 Supply of Goods Act but this company have now refused to enter into any further communication. Not sure whether to call their bluff or cough up!
when a tenant tells me there is a fuse trip i always go out myself ,.unplug ALL their appliances, then put them on ,one by one, .A faulty appliance will trip the fuse. Problem solved

Even though they have the logo on their site. What does a landlord have to do to get a legit company! I called out an electrician back in November from ‘Heroes’ part of British Gas. I asked for a cost before he came out - he said he would need to assess the job but shouldnt be more than £200. (I was concerned it might have been a big job and also assumed that if he didnt need to stay long he wouldnt charge £200). Came out - stayed 10 mins charged me £250 - to replace a socket. His business name ‘the One’ …total tosspot!
Yes. And I did query it with BG but they fobbed me off. I need to get my son trained up in all aspects of the building trade. Would save me a fortune! I think what makes me so mad is my family in the midlands are all builders and are simply shocked at the prices we are charged in london.
Do you have a local estate agent in London you can ask
They will have a list of reliable trades
My home is managed by an estate agent as it’s in a block but there is a list of trades they recommend on the notice board

You can write to complaints for British Gas and ask Trading standards to investigate
I’m surprised the letting agent (managing agent in this case) have a list on the wall. I love that idea though. What if someone has an issue with the recommended tradesman? Are the agents somehow responsible after all its standard practice for letting agents to earn 10% for the 'referral fee '? Do they then blacklist the tradesman if someone complains? Maybe the letting agent has an arrangement with a local company and its a clever way to not take the phone calls themselves .
Another attempted trick that I’ve come across from engineers/sparks/surveyors/etc (also SWLondon) is a demand for payment in advance on arranging an appointment … it is NEVER customary to settle in advance for services, which are paid for on performance of the required spec. Some think they’re owed a living for getting up of a day.
