Bathroom renovation

Hi my tenants bathroom is 15 years old, now mouldy and needs a complete refit.I need advice on what to replace it with.
If I go for cheap and basic …I am going to end end paying someone to fix things later?
‘Buy cheap buy twice but we’ll buy once ’ or they will trash it anyway don’t spend money on it?

Any suggestions ??

i have fitted standard offer bathroom suites for years in my places .I always fit a white steel bath Never plastic … shower trays always stone never plastic. .in 40 years I have never had to replace them . Usually its toilet seats and taps that go first. Go to a proper plumbers merchants , leave the fancy baths alone

for regular lets i always go armitage shanks sandringham. cost effective standard design . i never go to the “sheds” own brands. for shower enclosures i always use Coram, spares available for many years. for showers yes a decent lip is valuable as colin says the low profile ones can overflow quickly with a slight blockage. for taps i use bristan as again they can be serviced. never buy chinese knock offs and ALWAYS buy proper quality jump leads, the chinese ones can burst and cost you thousands

those showers with the low lip are a waste of time. If the waste gets a bit bunged up they can soon overflow and you might not notice. They may look stylish but thats all…

don’t overlook ventilation. to prevent mould, make sure you have ventilation that the tenant cannot tamper with, and on the other hand, think about how to make it warm enough that extreme condesation caused by the temperature dropping below the dew point will be avoided. you can get trickle vents that are always on and have a boost function when they sense high humidity, they are tamper proof and because the suck out the humid air they also prevent condensation which otherwise forms when the bathroom gets cold at night time and the air loses its capacity to retain water in gas form and dumps it all as liquid onto the nearest cold surface, which will always be an external window

VENTILATION IS KEY!! Spend money on that!! No matter how decent your tenants are, they won’t look after ventilation well.

when i do bathrooms I line the insde of exterior walls with kingspan insulation and plasterboard… skim up. Minimum tiling . Humidity op fan. put in bath loo and sink . Rad of course. Elec shower over bath ,Hinged shower glass. Never had a problem with mould. Key is Insulate ,use less tiled shiny tiles,heat and use humidity control fan. condensation is then kept under control

Thank you Graham good advice.
There are no windows or external walls. But going to get a new good extractor fan /humidity fan. Also put a bigger radiator/towel rail.
New marine plaster board over shower/bath.

no, the key is to get something that the tenant cannot control, so don’t get a good extractor fan, get an always-on trickle vent with humidity boost. if you let the tenant control it they will always either not switch on the fan or else in some cases even try to cover it up!

I’ve found bathroom board rather than tiles works well - easy for tenants to keep clean, and no problem with yellowing or mouldy looking grout.
