I am trying to see if a gas safe test is included with the boiler service, it’s all quite confusing.

I never found it and quite correctly OpenRent say serviced as per the manufacturer’s instructions or something similar.

I combine my boiler and other gas safety checks with the time I ask estate agents to do my usual property inspections.

I found the easiest route was use a service supplier that is on the Gas Safe Register gassaferegister.co.uk that way he/she will cover all that is necessary and issue a valid certificate.

This time I was short of time and service supplier so thought OpenRent was the way to go.

As a landlord in the UK, it’s crucial to use service suppliers on the Gas Safe Register for several reasons:

The Gas Safety (Installation and Use) Regulations 1998 require landlords to ensure that all gas appliances, fittings, chimneys, and flues are safe and working.

Only Gas Safe registered engineers are legally allowed to carry out these checks and services.

Using a Gas Safe registered engineer ensures that you receive a valid Gas Safety Record (CP12), which is a legal requirement and protects your tenants.

This document serves as legitimate proof that the gas appliances have been checked and are safe to use.

Failure to comply with gas safety regulations as we all know can result in significant fines, legal action, and even imprisonment.

Using a registered engineer helps you avoid these penalties and ensures you meet your legal obligations.

Providing a Gas Safety Record from a registered engineer demonstrates your commitment to tenant safety and do not forget to give your tenants a copy.

My tenants get them in WhatsApp and email and as long as it is valid and a true copy that is all that is needed.

I like the idea of going through openrent as I have used them for a while but only to advertise and always thought it was a good system

I want to make a booking for a boiler service and a safety check on a gas fire, it looks like I need to book a gas safety test for the boiler, then add on the fire for £15 then add on the service for £55

Do you know if this is correct?

In view of the past and ongoing enquiry I am not the best person to ask, but I have always found OpenRent support very friendly and cannot paste the link as throws an error. I use the info at openrent email address but prohibited from pasting it here due to filtering.

The gas safety check includes the boiler, and the Landlords gas safety inspection report. You can then optionally add on an extra appliance (ie if you have a hob) for £15, or a boiler service for £55.

Thanks Darren, there’s a page on open rent that says the boiler service includes all the things on that list and the gas safety check but you can’t post that link?

Are you able to cite source detailing the list of services which you have advised Open Rent performs under its “boiler service”, specifically item 6 where it states a gas cert is issued? I have looked and unable to find this.

Honestly, it does not matter if you book through OR or elsewhere, there is next to zero likelihood that the engineer will complete a service of you boiler as per manufacturer’s specification. I have worked my way through countless Gas Safe registered jokers over many years and only one has ever given one of my boilers a proper service. He was newly qualified - I bet any money he won’t be doing it the same way now. A full service takes at least 40 minutes for a very experienced engineer if they get straight to it, are efficient in their work flow and don’t stop for a fag/tea break. There are many parts, connections and valves that need checking as well as cleaning. Gas pressure/tightness tests and combustion emission tests etc.

The flip side is that if you get a CP12 cert from a Gas Safe registered ‘engineer’ you have done the most that can be reasonable expected of you under legislation in ensuring that the gas appliances you supply to you tenant are fit for use. The fact that you don’t actually know what they have done is irrelevant. You are not expected to. I find this situation wholly unsatisfactory as I prioritise my tenants’ safety.

No experienced gas engineer will do a proper service on an older boiler due to the likelihood of causing a leak when disturbing old ceased up components. Only a brand specialist engineer will carry spares, so you can forget the average gas engineer doing anything more than bare minimum which usually only amounts to sucking out dust with a Henry hoover.

This issue confuses many landlords. A CP12 is just a safety inspection. A service is separate thing altogether. The way I think of it is a CP12 is like an MOT for your car, they won’t change the oil or spark plugs when doing an MOT. For convenience many drivers will book a service at the same time as doing the MOT.
