Can I add a clause that I'm not responsible for white goods?

I am letting my flat unfurnished, however I said they are welcome to keep hold of the washing machine and oven. I would like to add a clause to the AST agreement that states that I am not responsible for the upkeep and repair of these items. Is this fair? As I am using the Openrent agreement, the clause would also have to overwrite the standard clause that I would be responsible for the upkeep. I’d really appreciate some input please.

Yes you can opt out of repairing white goods, but they have to be safe if youre leaving them there. You may also need to remove them if the tenant has their own.

I have previously left white goods from former tenant and stated that I will not maintain them. I have given them choice as to whether they want them removed or not.

I believe this is correct: If the goods are in working order, ask the tenants if they want the white goods that are already in the flat. If yes, formally gift the goods to them (documented) and then you have no repairing responsibility. There is a chance that when they move, they may decide that they don’t want to take the white goods with them and they can gift them back to you. If poor condition, then you just don’t accept them and they are responsible for removing them.
