They want to leave the property in 2 weeks (July 7th).

I don’t want them to find a new tenant to take on only the remaining 2 months. I want to find a new tenant to sign a 6 or 12 month agreement.

Can I re advertise my property on Openrent during the 2 Mutual Break Clause and set the move in date from July 7th without invalidating the Mutual Break Clause? E.g. they will still be responsible for 2 months rent IF I should not be able to find a new tenant to sign a 6 or 12 month agreement.

Only if a new tenant is found would we agree a surrender of the tenancy

The advice on the help pages are that the ‘tenant finds a new tenant to replace them’. How? Through OpenRent somehow? And do I have to accept the first person they find who might not be suitable? AND is a new contract a 6 or 12 month one? Or just the remaining 2 months.
