If I find a tenant privately, can I run the credit checks and then take rent guarantee insurance through Openrent platform as it easier to manage? Is this possible or do I have to start the whole process via Openrent?
I ask as I will be travelling for work and won’t be available for viewings, so I’d like a local agent to find me a tenant. I could ask him to run the credit checks etc through Openrent so everything stays under the same roof when I take over managing the tenants.
You want an agent to work with their competition?
If you wont be available for viewings, will you be available to attend the property when the pipe is leaking, the boiler has stopped working, or a window is broken? This is what self-managing a property means, so you need to have a plan for this.
Your agent wouldn’t be able to log into Openrent, so you’d be asking them to do viewings, and then they pass the details onto you for the succesful applicant, for you to take-over for referencing etc, in which case you can manually add the applicant into the system, after you had created an ad and immediately paused it to stop it advertising via Openrent. It does sound messy. I would not recommend it.
