Certificates uploaded but not sent

I have a tenancy with open rent but with many problems with the tenant a section 21 was issued . This is a 2 nd tenant in my property and all certificates were down loaded for the first tenant and are all current. But I find that they are available to be seen by the current tenant but we’re not actually sent with the tenancy documents and deposit details .Does anyone have experience of a section 21 being in forced with out issue in this situation .
I did think they would have all been sent with the tenancy doc and deposit information.

Hi Deborah28

My understanding of Rent Now which I have only used once before so I am not expert is that the tenancy is created and managed on the Openrent platform. Each party is sent email notification when they are required to upload or read a document. Once read, the landlord will be given confirmation that the document has been shared with the tenant. The legal terminology is the documents are said to be “served” rather than sent. I would be very surprised if this process were to invalidate a Section 21.

When documents are uploaded, the tenant receives an email. You receive a copy of that email entitled ‘new document uploaded.’

If you haven’t received a copy of that email, you can contact openrent support for a copy. I had to do this on my last tenancy when for some reason I didn’t receive a copy of that email for the first documents uploaded.
