There is a new “How to rent” document been published. Do OpenRent send this out automatically for existing Rent Now tenancies ?
It does not have to be served to existing tenants unless you sign a new tenancy agreement.
The previous responder is correct. The only thing I want to add, make sure you can prove the fact of service, in case it’s needed. Now our TA stipulates that we can send it by e-mail. In the early days we printed it out and gave to TT.
We had a sticky situation once where we gave a copy to T but she didn’t sign for it or acknowledge receipt in any other way. Then we had to evict her. T can claim that they haven’t received some or the other document, and the burden of proof is on the LL. If you do hard copy, always make them sign the statement that they have received it. Or put a clause in your TA (tenancy agreement) that allows you to e-mail all documents to the T. This way you will protect yourself from false claims.
