I need some advice please, briefly a tenant had a medical emergency and the police broke into the property smashing the front door. Now, 5 months later I have received an invoice from a security company for boarding up the property. I was not aware of anything until 2 days later, but had I been called at the time could have done this myself.
So, am I responsible for paying the security company or is the tenant?
Thank you, this is what I think, I am not blaming the tenant, but I feel it is damage caused during his tenancy, no different from any other. Just so I don’t look like a monster, I replaced the door and frame with no cost to the tenant.
The damage to the door and the boarding up thereafter has got absolutely nothing to do with you trying to gain access to the property and as you said, occurred during the tenancy and for the benefit of the tenant. Seems totally reasonable that they should cover the cost. The tenant should show some appreciation for the gesture of organising and covering the cost of the door/frame replacement. Insurance claim?
