Check in day process

Hello fellow landlords,

As first time landlord from Open rent (till date managed with agencies)- I need your expert advice on

  • What process to follow on check in day?
  • what else needs to provide along with DPS certificate?
  • Any other must to do tasks please.

Thank for rent and security deposit received
Professional clean
Professional inventory
Explain all damage (not wear n tear) will be paid for by tenant
Explain key items in tenancy agreement eg keeping clean, ventilation and heating properly to avoid mould etc
Talk tenant through all house rules and your guide to the property (appliance manuals, gsr, eicr. Contacting you - what is reasonable)
Agree frequency of inspection visits, set 1st date one month after move in

Buy them a welcome gift – bottle of wine and a box of chocolates.

Tell them that they’re bound to find little things which aren’t right. Explain that because you don’t live and there are some things you are bound to have missed when you were refurbishing it for them. Tell them to let you know about any problems and you’ll deal with them straight away.

Show them how to operate the heating and white goods.

Get them to sign for receipt of the inventory.

All the other documents – the deposit stuff, the safety stuff, how to rent guide, contract etc – should be sent beforehand by email so you have traceability.

So in my case, we have agent who has done tenant find only option + contract+ referencimg and inventory check in.

I will be doing deposit protection and check in for the tenant.

Tenant is moving on 10th Aug and deposit will be paid 1st week of August.

What do I need to do on check in day?

Current tenant is moving out today.

Have you done right to rent and ID checks?

Told Utility companies you are responsible from old tenant move out date

Told Utility co new tenant responsible from move in date

Take meter readings as part of checkin (take photos of meters)
