Check in inventory / open rent process

Hi I have a tenant moving into the property 1st November and I need to get a check in inventory done.

A local estate agent found the tenant but they check in cost is double open rents so I would rather use open rent. What is open rents check in inventory process for £95?

I only live done the road so want to be there for the inventory and give the key to the new tenant so I can introduce myself in case they need to contact me. Is this normal practise?

so agent is tenant find only? If you’re managing the tenancy including inspections, arranging maintenance, rent collection etc then yes, I think it’s a good idea to have face to face contact at check in. There’s a lot of other stuff you need to give them apart from just keys though so I hope you know what your legal responsibilities are there.

Personally, if you’re going to introduce yourself to the tenant, I would have met them at the start of the process. The last thing you want is a bad vibe off someone you are handing keys to. Hopefully, you’ll be happy with the tenant that the agent has found.

Suggest you ask openrent to provide details of exactly what they will do for checkin and for inventory and a sample inventory report and qualifications of those who will do the work. Do you want a 1 page report done in 10minutes or detailed photos of every room surface etc…

They charge 145 for both according to their website - if yours is a smaller property others may do cheaper…

I found someone v good doing both for 100quid

Openrent don’t have their own team of clerks so they are taking a commission and/or may or may not provide a quality service, just like their provision of EPCs etc. You may have no idea or way of checking the qualifications of anyone doing the work.

Thank you David, I did try asking a representative from open rent but they just sent links to their website.

I have done the EICR and EPC so all good on that front.

It’s only a 1 bed flat which they charged me £95 for the inspection. I am just waiting for the company to go will do the work to contact me.

Would you mind sharing the company you found so I have that as a back up in case open rent can’t find a company to help me?

Doesnt sound good if OR can’t describe what service you’ll be paying 95 quid for does it?? Except for handover of keys and talking through an inventory their web page doesn’t say anything about what’s provided.

I found via calling klerky which is a network for inventory clerks across the UK. Google klerky and you’ll get their website and contact details.
