My tenant has given notice. Their last day of the tenancy is the 31st July. The flat will be vacated on the 11th July.
When should I do the inventory check out?. On the 11th or on the 31st?
If the check out is completed on the 11th, can I go in and repair things before the 31st?
And what happens re meter readings? I take them again on the 31st?

It is recommended if possible to do the check out inventory in the presence of the tenant to avoid disputes. With that in mind I would do it on the 11th July. As for the meter readings they are responsible until the last day of the tenancy. However, if you want to get in to clean up and do repairs then you should really cover the utilities until the end of the tenancy.

If you start cleaning and repairing then you are likely deemed to have taken possession and the tenancy ends. You should really offer to end the tenancy early if you want to do that.
