Name and shame the council. They should be accountable. I was in a battle with my local council the “Royal” Borough of Greenwich, who is the freeholder to fix a leaking roof for 6 years. Local councils are expert at dodging responsibility. Get your local MP involved. That moved things along for me

My first ever tenant was sold to me by the council never again will I believe anything a Council tells me about anything. Ask yourself why is the council not housing them ?

I have mentioned “crowd funding” or an account where PRS pay say £10 or £20 a month to fight our cases on another LL thread. How it would be managed is the question. I firmly believe if tenants know they could get evicted quickly we would have less rent arrears and ASB.

What I dont understand is why a tenant who claims UC on basis of rent money payable and then doesn’t pay over the money they receive for rent money payable cant be charged with fraud. They are not just cheating the landlord, they are cheating the government aka the taxpayer.

Sadly, its not fraud. The benefits regulations give a tenant entitlement to the money with no strings attached if they can show they have rent to pay. They have no legal obligation to use it for that purpose.
For some you will still be a bad landlord even if you let your house for free! You cannot be a good landlord for some ever… This is subconscious bias…

Your message resonates with me. Here is a suggestion! We need to do a LLs oldest car competition (not classics!!!) ! Probably people think we are driving latest 4x4s and going all inclusive holidays 
Some of us dont! My tenants go to a holiday that I do not go and they had cars better than mine!!!Therefore we have what we have
I have seen overseas someone who owns the 5-6 story building full of flats and he work as a caretaker in the same building picking up rubbish and cleaning the building…
