My Tenant is asking for a help that he wants to remove his wife from the contract though she would continue living in the property. He has cited some council tax issues as a reason. could there be any complications along with changes to the contract fees. I raised the same to OpenRent, they advised against this and said the all adults must be on AST. But I am just curious that what kind of complications could arise because of this. Please help enlighten me please.

you deceive the council you will be in trouble.
So basically your tenant is asking you to commit fraud because someone either cant or hasnt paid a council tax bill
Make you wonder if all is uptodate in the current property or not
Would steer well clear of this or you could find yourself accomplice to fraud
One adult on an AST is classed as single occupancy thus 25% discount vs two adults no discount
It’s fraud and you will be an accessory !
All adults go on the contract
Tomorrow, if your relationship sours, he could use it against you.
I’m with Colin on this don’t adjust contracts so tenants can commit fraud it’s a can of worms…
Often in this situation they will have a lot of debt and they shut down water as it’s free if they inform the utilities of the house is empty and it’s not on a meter
If I were you I’d write to the water board with contract indicating who’s responsible for bills and house is still occupied.
Thanks all for explaining this. I understand that now that council and utilities companies derive their information from the AST. So if we dont have right information on AST that can be used to mislead these organisation thus equivalent to a fraud.
