Do you reply to applicants who just leave a meassage with phone number to call back?

I get a lot like this. They ignore screening questions.

Secondly, we’ve never used a guarantor, but looks like we have to start. There should be an independent party witnessing the signatures. Who do you usually use? I guess solicitor wouldn’t be cheap. And we have gossipy neighbours, so they know nothing about our landlording or anything else.

If they ignore the questions , then i would ignore them. If you phone back they then have your number and can pester you , unless you withhold it

Tim . Never had to use one >. my tenants mostly have been with me for many years and i have some commercial properties so never thought of using a guarrantor for that… In future tho i would probably always ask for a guarrantor

Hi Tim. I have made a Google form that contains a lot of pre-screening questions and link that to the auto responder when people request viewings. The auto responder says something along the lines of no form submission, no viewings.

My last property advertised had about 40 requests to view before I paused it, and only 20 forms submitted, so it’s a good way to weed out people that arnt committed

No, I do not bother replying to the voicemail messages. If they can’t make the effort, why should I ?

I think some tenants simply leave a voicemail and are not notified of the questions as their email isn’t on the system.

If the voicemail is coherent and they sound ok I’ll give them a shout. Usually though listening to voicemails is only good for a belly laugh.

My understanding was that the voicemails where people just leave their name and number come through from Zoopla (and maybe RightMove).

And it’s because on the portals the advert’s description is further down the page and easy to miss, and the screening questions aren’t asked.

Or have I got this wrong?
