EICR Report Unsatisfactory

Hi All, I am landlord, my rental property has unsatisfactory EICR report. i have attached a screenshot. addressing C2s is perfectly fine and I have scheduled that. I read online that there is no need to have a second EICR report done - the unsatisfactory report plus the remedial work certificate - will be perfect legal compliance.

My query is that - i also see that the EICR report electrician has recommended further inspection in 6 months. Am I bound by law to carry out next inspection in 6 months?

I am concerned some other electrician can come along and fail next report and so on.

I am also highly concerned that i always hire electricians from check4trade w3bs1t3 and still the previous electrician did bad job hence my EICR report has failed. How to protect myself from bad workmanship again? the platform should be accountable for such failures-who are just making money from the business and not ensuring customer safety. not sure if i have any rights here. Even if I take the certificate of work from electrician, i do not think i am protected by such bills or even hazardous incidents or fines. It is scary.

Think legally you do have to get inspection done more frequently if previous safety report recommends it

Maybe failure is not poor work by a previous electrician but simply because you have very old electrics.

6 monthly is quite frequent tho for a residential property. Ask for explanation/justification why will need inspection again after only 6 months when EICRs are usually for 5 years and work will be properly remedied. Ask how long is remedial work guaranteed for.

If you obtained /agreed the remedial work via checkatrade they have a gtee cheme by which if the work up to £1000 is not done properly and trademan won’t remedy, they cover - see https://www.checkatrade.com/guarantee-terms

If you keep getting frequent problems and needing repairs for the electrics or v frequent inspection then a renewal/rewire/replacement of part or all of the system may end up being more cost effective - ask your electrician what the options are and how to monitor. Get them to write it down. Get views from other electricians who have seen report (try eg electrician forum on diynot)

Use an electrician who is NICEIC registered.

thanks a lot David. there is no guarantee in scope i think- as they just replaced some wiring due to capacity issue of old wiring. i did not book remedial work via checkatrade so not sure how much they can help. i do not think electrician should ask for frequent inspection so have raised complaint with the governing body. electrician is NAPIT registered. i do not think there is anything wrong with wiring in general. i have paid for new certificate and remedial work with new electrician. new electrician has not given me Minor Electric Works Certificate-they just gave me a letter that C2s of the unsatisfactory report xyz have been completed. is this ok? thanks

Hi @shalini1 I’d ask new electrician to give you the certificate as that’s the proper documentation to show now complies with the BS standards, unless you mean you have had a new full EICR done following the remedial work to fix the previous C2s - a new full EICR does the same thing ie says all the circuits meet the necessary standards. You also have to give a copy to the tenant within a set time and to have carried out the repairs within a set time of the original EICRs showing C2s

ps just upgrading some old wiring wont solve a capacity issue unless all the circuit is also the higher capacity I think - “If you replaced part of the wiring but left a smaller section, you would still be limited to the capacity of that older, thinner wire.” check with your electrician or NAPIT or NICIER, it sounds a little bit dodgy to me tbh

thanks David. yes i have the new certificate EICR so will share that with tenants. I got the fix and new report done within 10 days of old report so will only be sharing new clea report to tenants.
