Electric Boiler Service

Good morning, I’m just wondering how often an electric boiler should be serviced.

Moved into a property three years ago and there hasn’t been one taken place since, have noticed we seem to have less hot water and believe it may be down to the boiler.

My online searches have brought up some vague results, but from what I gather it’s more recommendations than firm legislation.

The landlord is required by law to arrange for a gas inspection annually, and to supply you with the gas certificate issued by the engineer. You should make sure the landlord is acquainted with their responsibilities because failure to do so can lead to severe penalties for the landlord.

Assuming none gas then it’s completely discretionary. There is no requirement. Speak with agent or LL if you are sure there’s an issue with performance.

Manufacturers say every year but it’s a source of revenue so they would say that.

Thanks for the really speedy replies.

I can’t be sure the boiler is the cause, but I’ve never required to use the boost function if I want a second shower.

Our LL can be a bit tardy with responding, thinking it might be worth having someone have a look at the boiler, then should they find any issues I’ll raise it then. It’ll be a cost to get someone out, but might save us on the expensive boost function in the long run.

you mean this is stored water or instantaineous heated water ? With no gas to it?

Yeah that’s right. There’s no gas.

Noticed any change in rate of flow on cold water?
Your ast will say you cannot arrange repairs yourself.

That appears to have remained consistent - it’s just the volume of hot water.

I wasn’t planning on having repairs carried out, was just seeking an expert opinion before making an issue of it.

I understand the temptation but a specialist will almost certainly need to take it apart to diagnose. Call out won’t be free. Need to chase LL as his responsibility alone. You sorting will leave you in breach of contract and LL won’t be happy.

Hot water cylinders sometimes get an accummulation of silt at the bottom over time. If it gets bad enough it can restrict the flow of water. My plumbrr hoovers mine out from time to time.

I agree with David that the hot water cylinder can get silted up and can benefit from a clear out. However I also wonder if the problem may have started once the (presume electric) heating was switched on. Is it that the boiler is trying to do too much at once?

I’m not sure all the responses have understood what type of boiler you are referring to can you state the make and model please
